Síomha Connolly is a Senior Associate in our Construction & Projects team.
Síomha has advised a wide range of clients across a variety of business and industry sectors on construction law matters.
She has experience in acting for developers, financial institutions, employers, contractors and funders across a range of large-scale construction projects.
She provides strategic advice throughout the construction process including in respect of development financing and the drafting and negotiating of all standard form and bespoke construction documentation.
Prior to joining BHSM, Síomha completed her training and worked within the Construction departments of two Big 6 law firms in Dublin.
Recent Experience
- Acted for three of the leading residential property developers in Ireland in respect of all construction aspects of the construction and development financing (both forward purchase and forward fund) of a number of high-profile mixed use, retail and residential projects
- Advised a state development fund on the due diligence of construction documents (in the public works form) for the funding and joint venture partnership in respect of a public city development project
- Acted for a contractor on various ongoing projects, hotel and commercial, throughout Ireland involving the drafting of construction works package including the building contract, professional team appointments and all sub-contractor appointments
- Advised a new hotelier to Dublin on the development and financing of their first hotels in Ireland which included the drafting and significant negotiation of the full suite of works contracts, consultancy contracts, collateral warranties, and ancillary documentation
- Advised on the construction elements arising from the acquisition of a €90million office building in Dublin City Centre including conducting a due diligence exercise on the construction documents and the drafting and negotiation of the construction elements of an RIAI contract for sale
- Advised on the construction aspects of a joint venture arrangement and the drafting of construction management and operations agreements for a major real estate investment firm on the development of a Purpose Built Student Accommodation (PBSA) scheme
- The drafting and negotiation of development agreements for the construction and sale of major PRS developments
- The drafting of construction works packages for many high-profile projects in Ireland including works contracts (both bespoke and in the RIAI form) and all consultant appointments, input to security documents, and the drafting and negotiating of various ancillary construction documents
- The negotiation and due diligence reviews of the construction documents for major funders in respect of the financing of multiple developments across Ireland

- Diploma in Construction Law, Law Society of Ireland
- Qualified as a Solicitor in Ireland
